You need to get at least 90 points for private school admission.
You don't even need to select Schmooze. If you notice the action queue when your Sim is offering a tour, it'll say Schmooze. Just talking to the headmaster will boost Schmooze points (chat).
Hot tub, coffee (espresso), and drinks from the bar each add 10 points. It's well worth it to get at least one of these objects--sometimes it's the difference between acceptance and rejection!
